111 Murray Penthouse Sells 10 Years After Sales Launch

A penthouse at 111 Murray Street finally landed a buyer roughly a decade after the building’s sales launch.

The Tribeca condo, asking just under $34 million, was the priciest home in Manhattan to enter contract last week, according to Olshan Realty’s weekly report. The apartment snagged an inked deal after multiple price cuts from the initial $45 million it asked in the developers’ offering plan.

Penthouse 2 spans 7,500 square feet and has five bedrooms and six bathrooms. The apartment also features two terraces with views of the East and Hudson rivers. 

Douglas Elliman’s De Niro Team, led by Raphael De Niro, Emily Sertic and Noble Black had the listing. 

Amenities in the 157-unit tower — developed by the Witkoff Group, Fisher Brothers and New Valley Ventures, Elliman’s investment company — include a fitness center, pool, lounge and hammam, also known as a Turkish bath. 

Buyers in the building have included Michael Cohen, a former attorney of President Donald Trump. Cohen bought a $7 million condo in 2018, which was secured with a $3 million mortgage from Witkoff and Howard Lorber, then the head of New Valley’s parent company, Vector Group. 

Financier Howard Oestreich sued the developers in 2019 over allegations that they “chilled” buyers into closing on units and imposed an illegal 20 percent penalty on buyers who backed out of their deals. Oestreich signed a contract to purchase a 60th-floor condo for $12.5 million and filed the lawsuit to reclaim his $2.5 million deposit. 

The 111 Murray penthouse was one of 37 Manhattan homes asking $4 million or more to find buyers between June 9 and June 15. The total was up from 34 contracts signed in the previous period.

The second priciest property to enter contract was Unit 52C at 432 Park Avenue, with an asking price just under $17 million. The 3,600-square-foot condo, which last traded for $16.4 million in 2016, has drifted on and off the market since 2017, when it asked $19.8 million. 

The apartment has three bedrooms, three bathrooms and a corner living room with views of the Hudson River and Central Park. Amenities in the 125-unit building, developed by Harry Macklowe and CIM Group, include a fitness center, pool, private dining room and parking. 

Corcoran’s Carrie Chiang and Andres Perea-Garzon had the listing. 

Of the 37 properties, 20 were condos, 10 were co-ops and seven were townhouses.

The homes’ combined asking price was $332 million, for an average price of $9 million and a median of $6.4 million. The typical home spent more than 730 days on the market and was discounted 14 percent from the original listing price.
