A $25 million mansion in Far North Dallas is the latest to join the rush to luxury real estate’s spring buying season.
The estate at 5530 North 40th Place hit the market last week, adding to a growing wave of high-end listings across Texas as sellers look to capitalize on renewed demand.
The nine-bedroom home spans over 20,000 square feet on almost 6.5 acres, asking about $1,250 per square foot. Compass agent Jonathan Rosen has the listing.
The mansion was built in 2009, the same year the seller, Karen Weinreb, published her book “The Summer Kitchen,” a fictional novel about a former New York trophy wife navigating loss when her Wall Street–trader husband is arrested for white-collar crime.
The novel was based on Weinreb’s real experience; the former journalist’s husband, ex-Bloomberg salesman David Weinreb, was arrested for financial fraud in 2004. The deed was transferred from David to Karen in 2012 after David bought the home in 2001, county records show.
The home features a game room, indoor basketball court, wine cellar, dedicated massage room with a steam shower, library, home theater and exercise room across two stories connected by an elevator.
The grounds include a guesthouse, pond, putting green and tennis court. The northern side of the estate has a pool with a large garden pavilion.
Numerous luxury homes have landed on the Dallas market in the last few weeks, including the most-expensive home in Texas, the Crespi Estate in Preston Hollow, which listed for $64 million last week, asking $2,362 per square foot. A $13.7 million listing in Preston Hollow and a $32.5 million mansion in Highland Park hit the market in February.
Dallas proved its status as the ultra-luxury real estate capital of Texas last year, with 11 homes sold after last listing for over $10 million, more than any other metro in the state. But D Town isn’t the only city where Texas’ wealthy homeowners are joining in the spring market thaw.
In Fort Worth, where relatively fewer luxury homes sell, an 8,850-square-foot, $9 million home hit the market in late February at 6308 Indian Creek Drive, in the Westover Hills neighborhood. It is listed by Compass agent John Zimmerman.
Eleven homes are listed for over $10 million in Houston. A 2.5-acre estate at 412 Timberwilde Lane in Hunter’s Creek Village asking $12.75 million hit the market for the first time last week. Spanning about 9,750-square-feet with four bedrooms and a game room with a wet bar and billiards area, it’s asking about $1,300 per square foot. Martha Turner Sotheby’s International Realty agent Stephen Warrell has the listing.
Austin doubled its inventory of homes over $2 million last week, with 43 new active listings compared to 24 the week prior, according to the latest Eklund Gomes luxury report.
That includes a nearly 8,900-square-foot modern mansion asking $9.8 million in the Barton Creek Preserve neighborhood on 5 acres, asking $1,100 per square foot. Compass’ Scott Michaels has the listing, at 11805 Overlook Pass.
Contracts were signed on 10 homes last listed at that price point in Austin last week, the report said, adding to $31.8 million in total sales volume. Days on market for the 10 homes decreased from 101 to 63 days from the week before, and the average price point was $3.18 million, a 9 percent decrease.
