$5M Penthouse Among Austin’s Priciest Condo Sales

One of Austin’s priciest condo deals closed last week: a unit on the 56th floor of The Independent, last listed for $5 million.

The 3,500-square-foot, southwest corner penthouse has three bedrooms, a study, media room, butler’s pantry, three reserved parking spaces and two covered balconies. The last asked price works out to $1,425 per square foot. Urbanspace owner Kevin Burns had the listing.

The $300 million tower, developed by CIM and Aspen Heights and colloquially known as the “jenga” or “tetris” tower, opened in 2019. Amenities include a heated pool, fitness center and movie theater, along with a 24/7 concierge, according to the building’s website.

The last Austin condo that went for near at that price point was a three-floor unit at Peninsula on Lake Austin in August. It was listed for $4.95 million. That 3,800-square-foot condo includes four bedrooms, four and a half bathrooms and a private boat slip, last asking $1,311 per square foot. 

The $5 million condo at The Independent was the only deal over $2 million for the asset type in Austin last week, according to the latest Eklund Gomes luxury report, which counted six contracts for single-family homes over $2 million.

Closed deals, including the condo and the six single-family homes, totaled $22 million, down $4.6 million from the week prior, the report said. The city added 33 luxury homes to its inventory last week as well, up 120 percent from the week before, for a total of 304 active properties over $2 million on the market.

A 7,000-square-foot home sold at 601 Brandon Way, last asking almost $3.5 million or just under $500 per square foot. The house on a hill in Seven Oaks — with five bedrooms, multiple living and dining rooms, a wine room and study — was listed for $3.7 million in July. Kuper Sotheby’s Bridget Ramey had the listing. 

A home near Tarrytown last asked for $3.3 million, at 2107 Bridle Path, or about $690 per square foot. Spanning 4,800 square feet, the three-story brick home features four bedrooms, an outdoor living room, courtyard and poolside cabana. Moreland Properties’ Michael Hammonds had the listing.

The other four deals were made for single-family homes in Tarrytown, Barton Creek, Highland Park and The Creek at Riverbend, near Austin Country Club, and last asked between $2.3 million and $3 million.
