A historic ranch an hour and a half from Dallas hit the market for $21 million last week.
Icon Global is marketing the Two Rivers Ranch, a 900-acre property in Bosque County, asking about $23,000 per acre. In 1851, the property became the homestead of James “Buck” Barry, a Texas Ranger, Confederate veteran and former state legislator, according to Icon. Barry is buried in a family cemetery on the property. The ranch is also “a favorite” of decorated sniper Chris Kyle, according to a news release. Agent Don Bell did not respond for comment.
The listing was sent directly to members of the National Cutting Horse Association, a group representing one of the most-expensive events in Western sports. Amenities on the property include two roping arenas, one covered and illuminated, and several pastures fenced for horses.
The nearest town, Walnut Springs, is an hour from Waco and Fort Worth, an hour and a half from Dallas, and 10 minutes from Glen Rose.
Bell, who brokered the $320 million sale of the historic Four Sixes ranch to “Yellowstone” creator Taylor Sheridan, joined Icon earlier this year.
Icon Global is a Dallas-based ranch brokerage founded by Australian-American entrepreneur Bernard Uechtritz. His recent listings include a 4,600-acre resort ranch in Sutton County, west of Fredericksburg; Turkey Track Ranch, an 80,000-acre property in the Panhandle asking $180 million; and South Creek Ranch, a 5,400-acre property 20 miles south of Dallas.
The closer these ranches are to urban areas, they likelier they are to become developed. Cawley Partners recently acquired South Creek Ranch and plans to build data centers, manufacturing and logistics on the former cattle operation. Undeveloped ranches often become profitable as hunting destinations if they can’t sustain cattle operations.
Improvements on the Two Rivers include a manager’s house, several stocked tanks, a shooting range, a new shop and a four-bedroom main house fronting a creek that runs through the property.
