ATX Capital’s Central Texas Megaproject Clears Hurdle

Another massive development is slated for a top-growth suburb in the Austin-San Antonio corridor.

Austin-based ATX Capital secured initial approval for its 99-acre CityPoint megadevelopment in Kyle this week, the Austin Business Journal reported. It included city sign-off for annexation, rezoning and a development agreement on the long-anticipated project. 

The community at 1100 East FM 150 — once known as Project Sahara — still needs a second reading and several follow-up steps, including formation of a public improvement district and a certificate of necessity swap for city utilities. Those are set for the council’s Oct. 21 meeting.

ATX Capital, which acquired the site earlier this year from San Antonio’s Streamline Advisory Partners, specializes in turning raw land into shovel-ready projects or partnering with other developers. The firm is also behind the 94-acre Legacy Park project in Hutto.

CityPoint’s plan calls for up to 630 multifamily units, split between market-rate and affordable housing, plus 330 single-family and townhome-style residences. About 70,000 square feet of commercial space is also slated, with 13 acres set aside for retail, 48 acres for single-family homes and 28 acres for apartments. Three acres will be donated for a municipal facility, along with nearly 18 acres for open space, trails and road expansion.

Construction is expected to unfold in four phases through 2038, starting with a 2027–2031 first phase that includes 315 multifamily units, 150 homes and 15,000 square feet of commercial and civic uses. ATX Capital committed to making at least 20 percent of the housing townhomes, a key condition council members pressed to preserve the city’s comprehensive plan goals for higher density and “missing middle” housing.

Some council members, including Bear Heiser, expressed frustration that early concepts promising diverse housing types had been watered down. 

ATX managing principal Jorge Canavati said the market, not intent, drove the mix. 

Mayor Travis Mitchell countered that existing townhomes in Kyle “all do extremely well.”

Austin-based Lionheart Places is leading urban planning for the project, which adds to a growing slate of large developments reshaping the fast-growing suburb about 20 miles south of Austin. CityPoint joins a wave of new projects and restaurants expanding downtown Kyle, alongside major mixed-use plans from Ari Rastegar and others.
