Austin’s high-end condo market got a jolt last week, with two condos over $2 million going under contract and six more landing on the market.
Twelve homes listed for over $2 million went under contract last week in Austin, along with 10 single-family homes and two condos, according to the Eklund Gomes luxury report.
One of the condos, at the Austonian, was listed for $2.3 million, and the other for $2.2 million at an eight-townhome complex at 706 West Avenue.
Unit 38SW at the Austonian, at 200 Congress Ave, spans 1,800 square feet, asking about $1,290 per square foot. It has two bedrooms and a study and comes with two parking spaces, a storage unit and electric car charger. Betty Epperson of Epperson Realty Group had the listing.
Unit H at 706 West Avenue in downtown was recently renovated and has three bedrooms. It spans 2,200 square feet, asking $1,000 per square foot, with a private two-car garage. Moreland Properties agent Monica Painter had the listing.
The highest-priced active condo listing came online on March 10, asking $4.25 million, unit at The Colorfield at 1006 Baylor Street. Unit 303 is one of 10 residences in the building, spanning almost 3,000 square feet with three bedrooms. Unit 202 also hit the market the same day asking for $3.75 million. Moreland Properties is selling all units at the development.
Austin developer Cumby Group will open its four-story The Colorfield development this summer, according to its website. Its penthouse unit is listed for $9 million.
The majority of the single-family homes under contract were centered around Tarrytown and West Lake Hills, with a few exceptions.
Last listed at $3.8 million, the top contract was signed for a home at 16001 Pontevedra Place in the Barton Creek Bluffs neighborhood in Bee Cave. It spans 6,000 square feet on 1 acre, asking about $630 per square foot, with two stories and six bedrooms plus a media room, two game rooms, a pool and sports court. Also outside the usual high-end neighborhoods where multi-million dollar homes sell, the lowest-priced deal of the bunch was for a $2.4 million new home near Bear Creek, listed by Clay Lake of Keeping It Realty. It spans 4,260 square feet on over 2 acres, asking about $565 per square foot.
The second priciest deal was for a home asking $3.3 million in Tarrytown. At 3600 Taylors Drive, the four bedroom, 3,000-square-foot home comes with an office and a pool on a third of an acre. It asked for about $1,085 per square foot and was listed by Megan DeLeeuw Cavazos of Gottesman Residential Real Estate.
More contracts were signed last week than the week before, from 10 to 12, but total sales volume dropped $2.3 million to $34.1 million.
The single-family homes had an average of $721 per square foot and their average days on market increased slightly to 68 from 63 days, the report said. The two condos had an average of $1,144 per square foot and 185 days on market.
