Austin Luxury Home Contracts Climb to $26.8 Million

A modern home last listed for $9.9 million near Barton Creek went under contract as the most-expensive home sold in the week ending March 21.

The 9,600-square-foot, five-bedroom home at 4901 Mirador Drive includes a gym, infinity pool and home theater and asked $1,030 per square foot. Compass agent Anthea Chlebek had the listing.

It topped the list of six homes last listed over $2 million that went under contract in the latest Eklund Gomes luxury report. The week before also had six deals close, including for a $19 million estate on the Colorado River. 

The second-most expensive contract of the six was also for a home in Barton Creek, a contemporary, 5,250-square-foot house at 8708 Acuarela Court with wood siding and a low-pitched metal roof. It was last listed for $4.75 million.

It has four bedrooms, an office, gourmet kitchen and pool with spa, and asked $905 per square foot. Hedy Donnelly of Moreland Properties had the listing. 

The next two deals landed near each other in the same branch of Barton Hills: for 2200 Forest Bend Drive, last listed at $4.195 million, and for 2918 Kassarine Pass, which asked $3.495 million. The last pair were listed for $2.35 million at 3925 Balcones Drive and for $2.095 million at 1631 Resaca Boulevard.

Total volume for the deals was up $7.7 million from the week before, totaling $26.8 million. 

New listing activity for homes over $2 million increased, the rate of which was flat from the week before. The city added 41 homes to its available inventory, up seven from 48. 

Of those, a newly built cube-shaped home at 2209 Bowman Avenue in Tarrytown, which hit the market last Friday for about $4.9 million. It has five bedrooms and spans 4,655-square-feet on about a tenth of an acre, asking $1,053 per square foot. Moreland Properties agent Stewart Shank has the listing.
