Billingsley Company’s big plans are taking shape on McKinney’s northwest edge.
The Dallas-based firm is plotting a master-planned community called Huntington Park that could add thousands of homes, apartments and retail space to the fast-growing suburb, the Dallas Morning News reported.
The 786-acre project needs rezoning approval from McKinney’s City Council.
The proposed breakdown: 375 acres earmarked for single-family homes, 92 acres for apartments and 175 acres for commercial space, with the remainder devoted to open space, floodplain and roads. Billingsley, co-founded by the daughter of legendary Dallas developer Trammell Crow, plans to build a mix of 40, 50 and 60-foot-wide home lots, plus about 20 acres of brownstone-style rental townhomes and another 70 acres for apartments.
The project could generate $2 billion in value, eventually bringing in $9 million in yearly tax revenue for McKinney, with the city’s full tax value rising to $41 million annually, Lucy Billingsley, partner at Billingsley, told the outlet.
The company has held the land since at least 2008, waiting for the right moment to strike, she said. McKinney’s population jumped by 16.5 percent from mid-2020 to mid-2024, according to the U.S. Census Bureau.
Amenities will include retail and pickleball courts, but multifamily development can’t start until certain landmarks are met. Either the U.S. 380 bypass construction running through the site must be underway, or at least 100 acres of single-family homes must be under development. Additionally, 12 acres of commercial space near Stonebridge Drive and Bloomdale Road must be completed and operational before multifamily site plans can be submitted.
Commercial development and retail would be key to ensuring infrastructure will be in place by the time multifamily work begins, she said.
“The most important amenity we can give anyone is retail, because office wants to be next to it; residential wants to be next to it,” she said. “But the place that is most significant for us in the end is office.”
