Boerum Hill Penthouse Asking $7M Tops Brooklyn Contracts

The top-floor duplex of a four-unit condo project topped Brooklyn’s luxury market last week. 

The apartment was one of 19 homes — nine condos and 10 houses — to sign a deal last week, according to Compass’ weekly reports for contracts signed on homes asking at least $2 million from Oct. 13 to Oct. 19. The contracts had a total last asking volume of over $62 million, down from last week’s $79 million over 24 contracts.

The penthouse at 17 Bergen Street in Boerum Hill led the luxury market with a last asking price of $6.9 million. The home is part of a four-unit condo project from over a decade ago, in which the sponsors, Hestor and Elizabeth Dominguez, retained control of the units after it was declared effective in 2012. 

The pair had originally listed the non-penthouse units during the middle of the 2008 Financial Crisis before taking them off the market until this September. Two of the other units are also in contract, asking nearly double what they originally were in 2009. 

The penthouse spans over 3,800 square feet and includes five bedrooms and four bathrooms. The home comes with three private terraces and a private roofdeck outfitted with an automatic irrigation system. 

A keyed elevator opens up onto each floor of the home. The primary suite comes with a walk-in closet, a south-facing terrace and ensuite bathroom with a stand-alone tub and double shower.

Compass’ Toni Nicolo and Brown Harris Stevens’ Jennifer Cooke had the listing. 

The second priciest contract last week went to a Cobble Hill townhouse at 339 Clinton Street asking $5.7 million.

Spanning 4,000 square feet, the home comes with seven bedrooms and five bathrooms. The seller is Lindsey Branca, who owns a residential restoration and renovation firm, Branca & Co. She previously worked for her family’s New Jersey-based commercial real estate firm, Branca Properties. 

Branca bought the property in 2020 for $3.8 million.

Homes put into contract last week had a median asking price of $2.7 million and an average price per square foot of $1,322.
