Boerum Hill Townhouse Asking $5M Scores Top Contract

A historic townhouse owned by a veteran fashion photographer was one of the top homes to score a contract in Brooklyn last week. 

In total, the borough netted 23 contracts — nine condos and 14 townhouses — with a total volume of $70 million from June 2 to June 8, according to Compass’ weekly report of contracts for homes asking at least $2 million. The previous week saw 29 contracts signed for $87 million. 

During the same week last year, the borough scored 19 luxury contracts for $71 million. 

The Boreum Hill home of photographer Glen Luchford had a last asking price of $5 million. Luchford bought the home in 2006 for $2 million, according to public records. Luchford rose to prominence with his grungy photography style, including an iconic 1994 shoot of Kate Moss on the streets of New York City. He now works with a wide range of clients, including high-end fashion brands like Prada and Rag & Bone. 

The two-family home at 162 Dean Street dates back to 1852, with a four-bedroom triplex above a one-bedroom garden-level home. The lot has 450 square feet of unused FAR, which can allow for an additional two stories to be added, according to the listing.  

The nearly 4,000-square-foot home has a triple parlor with 12-foot ceilings, and original features including plaster moldings and hardwood floors. Luchford also installed a ceramic tub from the Plaza Hotel for the primary suite.  

Douglas Elliman’s Jon Capobianco and Quinn Ferree had the listing.

The top contract last week went to a Park Slope townhouse asking $7 million. 

The redesigned Italianate brownstone has five bedrooms and four full bathrooms. The parlor floor has imported French oak chevron floors, plasterwork archways and two marble mantels. The primary bedroom has exposed rafters, a walk-in closet and an ensuite marble bath. 

The home has multiple outdoor spaces, including a parlor floor deck and a 39-foot-long roof deck with views of Downtown Manhattan and Brooklyn. 

The seller purchased the home for $2.6 million in 2014, according to public records. 

Brown Harris Stevens’ Drew Glick and Lee Solomon had the listing.  

It’s the second straight week that two townhouses topped the Brooklyn luxury market. Homes entering contract last week had a median asking price of $2.5 million and an average price per square foot of $1,459.
