Brooklyn Heights Condo Tops Borough’s Luxury Contracts

Brooklyn’s luxury market picked up steam last week, led by a boutique Brooklyn Heights condo. 

An apartment at 118 Remsen Street, asking $7.3 million, was the priciest of 25 homes asking $2 million or more in the borough to land signed contracts between April 7 and April 13, according to Compass’ weekly report. 

The total, which amounted to $74 million in volume, was up from just 18 properties in the previous period. 

The Brooklyn Heights home is one of four condos at the development, which was once configured as a six-family townhouse with an owner’s triplex and five one-bedroom apartments. Brooklyn developer Robert Saffayeh purchased the property for $7.4 million in 2023, according to Traded. 

Unit 1 spans three stories and 5,400 square feet and has four bedrooms and four bathrooms. It also features white oak floors, stained glass windows and a wine cellar. 

Douglas Elliman’s Doug Bowen, Zia O’Hara and Simon Anderson had the listing. 

Earlier this year, a sprawling townhouse at 35 Remsen Street, about two blocks down from last week’s top contract, found a buyer with an eye-popping price tag of over $20 million. The renovated, six-bedroom home also featured an elevator, backyard and roof deck. 

The second most expensive home to find a buyer was 449 7th Street in Park Slope, with an asking price of $4.3 million. The 2,300-square-foot townhouse, which hit the market just last month, has five bedrooms and three bathrooms. 

The renovated home was converted from a two-family property. It features a breakfast bar, roof garden and a backyard. 

Corcoran’s Jessica Levy Buchman, Bryan Rettaliata and Susanna Studwell had the listing. 

Of the 25 properties, nine were condos, one was a co-op and 15 were townhouses. The typical home asked just under $3 million, which works out to $1,200 per square foot. The properties spent an average of more than 60 days on the market and were discounted an average of 1 percent from the listing price.
