Brooklyn Luxury Contracts Keep Busy Over Thanksgiving

Brooklyn’s luxury market managed to dodge for a surprisingly strong holiday week.Ā 

The borough saw 19 contracts — 10 for condos, one co-op and eight townhouses —between Nov. 24 to Nov. 30 for a total contract volume of $56 million, according to Compass’ weekly report of contracts for homes asking at least $2 million.Ā 

Last year, Thanksgiving week saw 11 contracts signed in the borough for $38 million. In 2023, just seven luxury contracts were signed during the holiday week.Ā 

The median asking price for homes that entered contract was $2.8 million and homes spent an average of 102 days on the market.Ā 

The top deal signed last week went to a townhouse at 229 Dean Street in Boerum Hill, asking $5.75 million.Ā 

Wachtell partner Gregory Pessin bought the home for $4.45 million in 2016 and undertook a complete renovation of the 21-foot-wide two-family. The home was originally asking $6 million in September before a price drop at the start of November.Ā 

The top-floor primary suite has a sitting area,Ā  dressing room and a primary bathroom with radiant heated floors and a walk-in shower. The home has three outdoor spaces including a private rooftop terrace and a back garden terrace that is connected to the parlor-floor living room through a floor-to-ceiling glass wall.Ā 

A one-bedroom unit with its own entrance and an in-unit washer and dryer takes up the garden floor.

Compass’ Rachel Greenstein, Suzanne Koxvold and Toni Nicolo had the listing.Ā 

The second priciest contract last week belonged to a Park Slope townhouse at 294 Garfield Place, asking just under $4 million.Ā 

The deal for the two-family home occurred off-market.Ā 

Built in 1901, the home spans over 4,200 square feet and comes with six bedrooms and four bathrooms.Ā 

The home maintains much of its original details, including stained glass windows, decorative plaster moldings, paneled wainscoting and inlaid hardwood floors. Two second-floor grand bedrooms are connected by an original adjoining wash basin.Ā 

The garden level has a one-bedroom unit with direct access to the rear yard.Ā
