Brooklyn Luxury Market Cracks $100M In One Week

When Brooklyn’s luxury market notched $115 million in contracts last November, housing data guru Jonathan Miller said the contract volume was “the kind of number you don’t really see.”

But last week came close. 

The borough netted over 35 contracts for over $108 million in contract volume between Sept. 29 and Oct. 5, according to Compass’ weekly report for contracts signed for homes asking at least $2 million. The contracts comprised 12 condos and 23 houses.

During the first week of October last year, the borough saw 15 contracts signed for over $56 million, and it was the strongest opening to the month since Compass began publishing its reports in 2020. 

The top contract last week went to a Brooklyn Heights townhouse at 42 Monroe Place asking almost $8.9 million. 

The 26.5-foot-wide home spans over 6,400 square feet and is laid out as a two-family with duplex residences on the first two and top two floors. Built in 1913, the home has been in the same family for 45 years. 

The bottom two floors hold a 3,600-square-foot four-bedroom home with a living room, gallery and formal dining room. An extension from the dining room leads into a modern windowed kitchen and separate pantry, along with a home office, casual dining room and adjacent sun room. 

The third and fourth floors span 2,800 square foot, with a three-bedroom residence. The fourth floor has three bedrooms, including a primary suite. 

Corcoran’s Leslie Marshall and Nick Hovsepian had the listing. 

The second priciest contract last week went to a penthouse at 524 Manhattan Avenue in Greenpoint asking almost $6 million. The home, which traded in an off-market deal, set the record for priciest condo sale in Greenpoint, The Real Deal previously reported. 

Purchased in 2019 for $1.9 million by Ronen Segev, who owns piano reseller Steinway Pianos, the home set the record for the most expensive condo sold in Greenpoint. 

Segev undertook a $2 million renovation of the 1,780-square-foot duplex overlooking McCarren Park, outfitting the home with a custom western cedar round hot tub, outdoor kitchen and a heated cabana with a retractable roof. 

The home comes with two bedrooms, three bathrooms and 680 additional square feet of outdoor space.

Compass’ John Chubet, who had the listing, previously listed the apartment for $8 million in 2022 before taking it off the market at the start of 2024. Nest Seekers’ Cornell Jones brought the buyer.

Homes put into contract last week had a median asking price of $2.75 million and an average price per square foot of $1,206. On average, the homes went for their last asking price.
