A hotly contested mayoral election didn’t slow down Brooklyn’s luxury market last week.
Last week saw 27 contracts — 16 condos and 11 houses — signed for homes asking at least $2 million according to Compass’ weekly contracts report covering Nov. 3 to Nov. 9. The contracts had a total last asking volume of $80 million, beating the previous period’s total of 19 contracts signed for $66 million.
The priciest contract signed last week was for a townhouse on 152 DeKalb Avenue in Fort Greene asking $4.7 million.
The 20-foot-wide home spans 3,200 square feet and comes with six bedrooms and three full bathrooms. The home is currently set up as an owner’s triplex and a one-bedroom garden rental.
Built in the 1880s for publishing mogul James Gordon Bennett, the home was renovated in the early 2000s. It still retains its original plaster moldings, window shutters, marble mantels, parquet floors and stairway wainscoting, and has two functional wood-burning fireplaces.
The home has a deck overlooking its 55-foot-long back garden.
Compass’ Kathleen Perkins had the listing.
The second most expensive deal signed was for a townhouse at 274 Clinton Avenue in Clinton Hill asking $4.5 million.
The Italianate brownstone spans 4,500 square feet and is configured as a garden-level duplex and an upper-level triplex. It comes with three wood-burning fireplaces and a back deck and garden.
The garden duplex features two bedrooms, a full bathroom and a chef’s kitchen with a formal dining room. The upper triplex has four bedrooms and three bathrooms.
An entity tied to Sherwood Equities, a privately-held real estate firm, bought the property for $3.6 million in 2016. The firm has held a number of high-profile developments in the city in recent years. It is shopping a site at Hudson Yards, which can be turned into a 233-unit residential development, for north of $100 million.
Steven Novick, president of the firm’s brokerage arm, had the listing.
Homes entering contract last week had a median asking price of $2.75 million, an average price per square foot of $1,413 and spent an average of 78 days on the market.
