Capland Development has plans to construct a large mixed-use project northeast of Austin.
The local firm is partnering with landowner Steven Wolfe on a 260-acre development at the southeastern edge of Hutto, the Austin Business Journal reported. The site is in Hutto’s extraterritorial jurisdiction near East Wilco Highway and County Road 137.Â
The development team presented initial plans to the Hutto City Council earlier this month, outlining residential and commercial uses.Â
The development, called Gateway at Hutto, is slated for 730 multifamily units on 29 acres, 125 townhomes on 13 acres and 285 single-family homes on 68 acres. The commercial portion spans nearly 58 acres, featuring 660,000 square feet for office, retail, a hotel and a conference center. Nearly 74 acres of open space, including a central lake, are also part of the plan.
The pedestrian-friendly development would help define the city’s presence and serve as a major entry point to Hutto, said Robert Deegan, a partner at Rialto Studio, the project’s land planner.
The road from raw land to mixed-use requires infrastructure development.
Capland Development is working on an agreement with city officials, which could include transportation improvements, annexation into city limits and potential financing mechanisms such as a public improvement district or tax increment reinvestment zone. The firm is also seeking to transfer water and wastewater service to Hutto’s system, which is under the jurisdiction of Manville Water Supply.
City officials have expressed interest in the project, particularly regarding the commercial components, which could provide tax revenue and amenities for residents.Â
Hutto grew 36 percent between 2020 and 2023, with a population estimated at 36,700, according to the Texas Demographics Center.
Capland’s projects underway in the region include Trinity Ranch in Elgin, Bar W Ranch in Leander, and two Georgetown properties, Oaks at San Gabriel and Riverview. Its past developments include Whitestone Oaks in Cedar Park and Mager Meadows in Hutto.
