Charney Companies Gets $135M Construction Loan

It’s music to every developer’s ears: the sound of a construction loan being cut. 

Sam Charney’s Charney Companies landed $135 million in financing for its 45-story condo tower at 95 Rockwell Place in Fort Greene, the developer told The Real Deal. BH3 Management and Madison Realty Capital provided the loan.

“In what was a very competitive environment for construction financing, we’re incredibly pleased to have secured this loan for our condominium development,” said Charney Companies COO Justin Pelsinger, who underscored his company’s relationship with the lenders. “As our trusted partners, they provided competitive terms and, critically, the confidence in their speed and execution that makes all the difference. We’re excited to get building.”

A key feature of the building is Charney’s collaboration with Public Records — a music-driven restaurant and community space in Gowanus, a neighborhood that counts Charney as one of the most active developers.

Public Records will curate musical sound throughout 95 Rockwell’s public spaces and help design the building’s interior. Sound will play a central role in shaping the building’s atmosphere, Charney said. 

The developer acquired the site near the Brooklyn Academy of Music and the Downtown Brooklyn Whole Foods in 2023. A previous developer had planned to build a 200-unit hotel on the property, but Charney in 2023 filed plans to build a condo tower with 182 units.

The development will have a mix of one-, two- and three-bedroom apartments, as well as 500 square feet of commercial space. Demolition began about a year ago and the completion is scheduled for the fourth quarter of 2027.

Charney is one of the most active residential developers in Brooklyn, particularly in Gowanus, where the company and its frequent collaborators at Tavros Capital have nearly 2,000 units planned across four buildings.
