Chelsea Piers Management Signs Lease in NYC’s Hudson Square

Chelsea Piers Management is expanding its New York footprint with a new lease in Hudson Square. 

The company has secured a lease for more than 48,800 square feet at the base of GFP Real Estate’s 200 Varick Street, though its specific plans for the space remain undisclosed, according to a quarterly retail summary by CBRE reported by the Commercial Observer. 

This move marks a notable expansion for the company that operates the upscale Chelsea Piers Sports & Entertainment Complex along the Hudson River in Manhattan. Its original Chelsea riverfront location, which spans 28 acres between West 17th and West 23rd streets and features soccer fields, basketball courts, a golf driving range and an ice rink. 

Chelsea Piers also operates locations in the Flatiron District and in Brooklyn.

Details about the Varick Street lease’s duration and rent rate were not disclosed, but CBRE’s third-quarter report indicates Manhattan retail rents averaged $671 per square foot. The brokers behind the deal are also unknown, with representatives from CBRE, GFP, Chelsea Piers and Newmark declining to comment. 

GFP’s 12-story building at Varick and West Houston streets houses tenants such as Architectural Partnership Atelier, David Energy and Momenti.

Chelsea Piers in 2023 signed a 29-year lease for 72,000 square feet in a Long Island City development by Tavros, Charney Companies and Fa Park’s Incoco Capital. The development at 24-11 Jackson Avenue was initially slated to be a 55-story skyscraper. Work was paused in late 2024, but construction has resumed, aiming to deliver 600 residential units. 

The company also has an athletic club in Stamford, Connecticut.
