In total, there were 26 contracts — 10 condos, three co-ops and 13 houses — for homes asking at least $2 million, according to Compass’ weekly report. The total contract volume was $85.4 million, up from $80.8 million across 27 signed deals reported in the previous period.Â
During the same week last year, there were 19 contracts signed in the Brooklyn luxury market for a total volume of $75.3 million.Â
The top contract went to 246 Clinton Street in Cobble Hill with an asking price of $8.5 million.Â
The home previously sold over a decade ago for $4.4 million.Â
Spanning 5,400 square feet with four beds and four baths, the 25-foot-wide home was renovated by Aman Architecture to maintain original details and add modern enhancements geothermal heating and cooling, radiant heated floors, water purification, smart home technology and an irrigation system for the garden.Â
The parlor floor features a living room with 21-foot ceilings and floor-to-ceiling windows, and the garden floor functions as a self-contained one-bedroom.
The InHouse Group’s Robert Earl and Virginia Incalcaterra had the listing.Â
The second priciest contract belonged to another Cobble Hill townhouse. This one, at 144 Baltic Street, had a last asking price of $5 million.Â
The 25-foot-wide brownstone spans 5,440 square feet, with an additional 1,600 square feet of outdoor space and 1,400 square feet in the unfinished basement.Â
The home is currently configured as a three-family property, explaining its sub-$1,000 price per square foot. The first three floors are set up as an owner’s triplex, with floor-through apartments on the second and third floors.
The parlor floor features 11.5-foot ceilings, while the garden floor has two bedrooms and two bathrooms. The second floor has two bedrooms and one bathroom, and the third floor is a two-bed, two-bath with a 500-square-foot private terrace.
Historic features like three fireplaces with marble mantles, crown moldings and exposed brick accents can be found throughout the home.
The home originally hit the market last May asking $6 million before a series of price cuts over the course of the last nine months.Â
