Dallas’ Crespi Estate Listed for $64 Million With Adjacent Lots

Dallas’ most opulent estate hit the market today asking $64 million, an increase from its price a few years ago but with a bonus of almost 4 acres this time around.

The Crespi Estate, which ranks as Texas’ most-expensive listing, was relisted with Pogir Pogir of Briggs Freeman Sotheby’s International Real Estate, asking $2,362 per square foot. It is owned by the Cox Charlee Lochridge Dynasty Trust, which bought it in 2019.

The seller added three adjacent lots spanning 3.74 acres to the offering, bumping the property’s size to 15.7 acres.

“The high net worth individual who buys this house is going to want to control what’s in his backyard,” Pogir said.

The 27,000-square-foot home at 5619 Walnut Hill Lane was designed by Swiss architect Maurice Fatio for Italian Count Pio Crespi in the late 1930s. Fatio was known for designing houses for the ultra-wealthy in Palm Beach, Florida, and the Crespi Estate was his last project. Architect Peter Marino’s 2002 renovation added guest and pool houses, and he went to painstaking lengths, including sourcing the exact vein of limestone from an Indiana quarry that was used in the main house.

It was once the home of former Texas Rangers owner Tom Hicks and is sometimes called the Crespi/Hicks estate. Real estate developer Mehrdad Moayedi, the CEO of Centurion American, bought it for $36.2 million at auction in 2017, with local banker Andy Beal as the seller.

It was listed for $60 million in 2023, without the extra acreage.

The home has 10 bedrooms, 12 full bathrooms, a ballroom, an Art Deco bar, two wine cellars, a conservatory, a library imported from France, a media room, a bocce court, a heliport and a 3,000-square-foot primary suite, according to the listing. It also has a 4,800-square-foot entertainment pavilion with a 19-seat theater. The home has hosted Coco Chanel and the Duke and Duchess of Windsor.

Home sales in the ultra-luxury range — over $10 million — are increasing in Dallas. At least 11 homes sold at that level last year, more than any other Texas metro. Recent listings include an 11,800-square-foot estate priced at $13.7 million in Preston Hollow and a $32.5 million mansion in Highland Park.
