When it comes to ultra-luxury residential sales, Dallas is still on top.
Dallas/Fort Worth led the state in sales dollar volume for homes listed above $10 million last year, according to Compass’s ultra-luxury report, which draws from local Multiple Listing Service data. According to some agents, the metro’s desirable neighborhoods and durable business environment do much to propel it past Houston, which has a hot but tightly concentrated enclave of ultra-luxury stock, and Austin, a more diffuse market which depended almost singularly on the tech industry for its most recent boom.
In 2025, 15 homes listed above $10 million sold in Dallas/Fort Worth, adding up to more than $231 million in ultra-luxury sales volume, according to Compass. Houston took second place with 10 sales and $121 million in ultra-luxury volume, and Austin was a distant third with two sales totaling about $25 million in volume.
Texas is a non-disclosure state, so the final sale prices of these homes aren’t available.
The Dallas ultra-luxury market benefits from a steady stream of businesses moving to the area, according to Compass agent Amy Detwiler, co-founder of Compass’s top-producing team in Texas.
“I think it’s the economy in Dallas and the pro-business attitude. There are large companies moving to Dallas and expanding their headquarters, and everyone is very excited about the expansion of Goldman Sachs and Morgan Stanley,” Detwiler said.
Based on MLS data, Dallas has been the steadiest ultra-luxury market in the state since the housing boom of 2021 and 2022. Eleven homes over $10 million sold in Austin in 2021 during the city’s tech industry boom — just one more than the 10 sales in Dallas/Fort Worth that year, according to Compass’ report. Just three years later, in 2024, Austin had zero ultra-luxury sales while Dallas/Fort Worth had 13.
With 10 sales totaling $121 million in ultra-luxury dollar volume last year, Houston barely surpassed half the $234 million of volume completed in Dallas. However, Space City has enjoyed a meteoric rise in attention from the wealthiest buyers in the past few years. Last year’s numbers represent quite a boost after Houston had zero residential sales above $10 million in 2020 and 2021.
In Houston, ultra-luxury buyers scramble for a relatively limited set of homes in the River Oaks neighborhood. Five of the top 10 residential sales in Harris County last year took place within one square mile. Between Highland Park, University Park and Preston Hollow, Dallas has a broader range of options for ultra-wealthy buyers, Detwiler said.
Meanwhile, Austin’s top sales are almost all outside the city, with many strung on large lots along the Colorado River, indicating relatively weak demand for the city’s central neighborhoods.
