A full-floor unit at the Museum Tower, a condo high-rise next to Klyde Warren Park in Dallas, sold last week after asking $13.3 million.
Kathy and Greg Nelson sold unit 1201, spanning 9,800 square feet, to Robert H. Miller on Friday, according to public records. The sellers took the condo off the market in December after listing it in September for $13.3 million, amounting to about $1,300 per square foot, Redfin shows. The final sale price is undisclosed.
Commanding a view of Klyde Warren Park, unit 1201 has six bedrooms and six bathrooms, according to county appraisal records. Features common throughout the 42-story tower include marble baths and guest suites. It was one of the 10 most expensive new residential listings in Texas in September, a list topped by a home on Audubon Place in Dallas asking $22 million, according to the Houston Association of Realtors.
Compass agent Missy Woehr had the listing. Woehr also represents several other units in the building, including unit 4202, listed by financier Eric Paul Siegert for $11.5 million.
Developed by the Dallas Police and Fire Pension System in 2013, the Museum Tower ties with the iconic Reunion Tower for height, with both buildings standing 569 feet tall. The tower lies between the Dallas Symphony Orchestra hall and the Nasher Sculpture Center, and it overlooks Klyde Warren Park, considered the gateway to Uptown Dallas.
Notable residents of the Museum Tower have included the late Tom Hicks, former owner of the Dallas Stars and the Texas Rangers, according to public records. Hicks at one point owned the Crespi Estate, sometimes referred to as the Crespi/Hicks estate, which now leads the residential market in Texas with a $64 million asking price.
Condos seldom ask more than $10 million in Texas, but last year, the most expensive units were all in Dallas. Unit 501 at the Terminal at Katy Trail asked $10.5 million in February; unit 2601 at the Arts Residences asked $17.5 million in April; and unit 4202 at the Museum Tower asked $11.5 million in December, all ranking among the most expensive new listings in Texas for their respective months, according to HAR.
The unit at the Arts Residences, at 1747 Leonard Street in Dallas, is the most expensive condo on the market in Texas today, according to Zillow.
Several developments underway in Houston, a burgeoning market for branded condo projects, may give Dallas a run for its money. A Ritz-Carlton Residences tower planned for 2120 Post Oak Boulevard in Houston will ask $30 million for some units.
