DC Partners Brings Mixed-Use to Affluent Central Texas Town

A mixed-use development is set to expand Fredericksburg’s Main Street. 

DC Partners, the developer behind Houston’s Residences at The Allen and the Thompson San Antonio hotel, plans to develop The Meuse, a 22-acre project featuring retail, restaurants, tasting rooms and a small luxury hotel, the Austin Business Journal reported. 

The development will rise near the intersection of Highway 290 and Main Street, adjacent to the city’s historic Klingelhoeffer House. Construction starts this spring, with completion anticipated by the end of 2027.

The project targets 73,200 square feet of destination and retail experiences designed to blend with Fredericksburg’s aesthetic appeal. The hotel brand hasn’t been revealed. Colliers’ Wade Green and Hannah Schiro are handling retail leasing.

Dallas-based Merriman Anderson Architects, the firm behind Dallas’ Statler Hotel revitalization, is leading design efforts, with Chicago-based Curioso handling the hotel interiors. Satterfield & Pontikes, from Houston, is the construction manager.

Fredericksburg officials signaled their support for the project, saying it especially aligns with the city’s efforts to boost midweek tourism. 

The Hill Country town has long been known for its small-town charm and robust tourism fueled by its wineries and German heritage. It was named one of the “most picturesque towns in America” by Reader’s Digest last year and received $1.4 million in American Rescue Plan funding in 2022 for infrastructure updates to accommodate swelling tourism.

The town was dubbed “the new Aspen” by Texas Monthly in 2021 for its high population of wealthy people and its part-time residents.

Central Texas is growing rapidly, and the Austin/San Antonio region is merging into a massive metro area.

Crescent Real Estate is capitalizing on growing demand for upscale homes in the Texas Hill Country by developing a luxury residential project called Atten Hill in Horseshoe Bay, featuring 92 custom home sites on 114 acres, with prices starting around $500,000. The first phase will include 55 homes, and residents will enjoy exclusive amenities, including golf courses and a $40 million clubhouse.
