Dumbo Penthouse Tops Slow Start to 2026 for Brooklyn Luxury

After a busy Christmas week, Brooklyn’s luxury market started 2026 slow. 

The borough saw nine contracts — five condos and four townhouses — signed from Dec. 29 to Jan. 4 for a total contract volume of $29 million, according to Compass’ weekly report of contracts for homes asking at least $2 million.

Those numbers are roughly in line with the first week of last year, in which 11 contracts were signed for $30 million. 

The priciest deal last week was for a duplex Penthouse C at 1 John Street in Dumbo. The roughly 2,600-square-foot unit had an asking price of $6.3 million. 

The home last sold for $5.7 million in 2021. 

The three-bedroom, three-bathroom condo is one of only four units in the building with its own private courtyard and roof terrace.

The 12th floor holds the common spaces and an interior courtyard that connects to the rooftop terrace. The floor below features the three bedrooms, including a primary suite with a walk-in closet and dressing area and bathroom with a soaking tub, walk-in shower and double sink vanity.

Developed by Alloy Development and Monadnock Development, the 42-unit building launched sales in 2016 and sold out by 2017. The condominium features a fitness center, public roof deck and full-service doorman. 

The second priciest contract last week was signed for a townhouse at 123 Cambridge Place in Clinton Hill asking nearly $3.7 million. 

The 22-foot-wide frame house has a front porch and landscaped front garden, side alley access and a private backyard. 

The parlor floor has a family room and renovated open kitchen that leads to the backyard. The top two levels hold five bedrooms and three full bathrooms. A den, media room and fourth full bathroom reside on the lower level. 

The home last sold for $1.4 million in 2012. 

Compass’ Cornelia Van Amburg and Chris Muterrer had the listing. 

The homes put into contract last week had a median asking price of $3 million, spent an average of 90 days on the market and on average, had no discount.
