East Hampton Mansion Sells for $67M

The recent sale of an East Hampton mansion narrowly missed notching a new record for the area, but still made for a highlight of the year in the market. 

A deal for 105 Lily Pond Lane in the Hamptons closed at $66.8 million, the Wall Street Journal reported. The home previously asked 79.5 million, but the done deal still marks one of the priciest sales in the Hamptons this year. 

The seller was a limited liability company connected to the estate of Polly Bruckmann, who was the wife of investment banker Donald Bruckmann. The buyer of the property was not reported.

The 8,400-square-foot home sits on 2.85 acres of waterfront property and includes 11 bedrooms and 10 bathrooms. The deal breaks down to $7,946 per square foot.

The sale also includes a 1.85-acre vacant, non-oceanfront lot next door, where the owner has the option to build. 

The home on Lily Pond Lane was originally built in 1916 for President Franklin D. Roosevelt’s Secretary of the Treasury, William H. Woodin, and goes by the name “Dune House” due to its position overlooking the Atlantic, according to the listing. 

Compass’ Ed Petrie, James Petrie and Charles Forsman had the listing. The Agency Hamptons’ Dana Trotter represented the buyer.

The sale failed to surpass the trade of a seven-acre property at 370 and 372 Further Lane, which snagged a local record when it was sold in February for $70 million, or $7,000 per square foot. The property initially asked $89 million. 

In the second quarter, there were 26 home sales in the Hamptons for at least $10 million, four more than there were in the same period last year and well above the six recorded for the quarter in 2023, according to a Douglas Elliman report by appraiser Jonathan Miller. — Holden Walter-Warner
