Another towering proposal has landed on the south shore of Lady Bird Lake.
Endeavor Real Estate Group is looking to redevelop the Cidercade site near downtown Austin with a 510-foot mixed-use tower, the Austin Business Journal reported, adding to the flurry of development proposals in the city’s South Central Waterfront district.
The Austin-based firm filed a planned unit development application for the 1.75-acre site at 600 East Riverside Drive, currently home to a bar-arcade concept inside a former Joe’s Crab Shack. The new plan calls for 200 residential units and 8,000 square feet of retail or restaurant space.
Endeavor Managing Principal Will Marsh said the current structure would be demolished, with new construction focused on the site’s southwest corner. Project filings show the renovation for the barcade cost $600,000 in 2019. The firm would coordinate the end of Cidercade’s lease to align with the start of redevelopment, though no timeline has been set.
“We will remain flexible and respond to the market when it is ultimately time to begin the project,” Marsh said in a statement to the outlet.
The site sits just south of the river near the Interstate 35 corridor, within walking distance of several other large-scale proposals in the works, including Hunt Companies’ three-tower project at 200 East Riverside and a 480-foot tower proposed at 311-315 South Congress Avenue.
Amid Austin’s cooling investment climate, several developers have paused or scaled back plans, raising further questions about timing. But if Endeavor’s proposal moves forward, it would mark another step toward reshaping the south shore skyline.
Endeavor is already spearheading multiple redevelopment efforts nearby, including the high-profile Statesman site and a 21-acre riverfront tract in East Austin. The Cidercade project, if approved, would reduce impervious cover on the site by 14 percent and add 10,000 square feet of vegetation, according to the application.
Still, constraints remain. Development around Lady Bird Lake is subject to strict setback rules, which real estate sources say could limit what’s ultimately feasible at the site. The PUD process itself can stretch on for months or even years, depending on city feedback and public input.
