Extell Unveils More Plans for Former Disney Campus

Piece by piece, Gary Barnett’s vision for the former Disney campus on the Upper West Side is coming into focus.

Extell Development filed plans for a 25-story, 355-foot-tall building at 37 West 66th Street, Crain’s reported. The 231,000-square-foot property will feature 58 residential units and ground-floor retail space, according to the Department of Buildings filing; Extell filed demolition plans for the existing 14-story, 300,000-square-foot building this year.

Furthermore, the overall lot is expected to feature 158 residential units, suggesting Extell plans another building for the site.

Extell did not respond to the publication’s request for comment.

Barnett’s firm has already filed myriad plans for the campus, which it acquired from Silverstein Properties for $930 million. Guggenheim Partners and Aquarian Holdings were among those to provide at least $900 million in acquisition financing for the deal.

Late last year, at 30 West 67th Street, Extell filed plans for a nine-story, 90-foot-tall residential building spanning 76,000 square feet. The property would feature 50 units, including low-income housing.

At the same time, at 7 West 66th Street, Extell filed plans for another 90-foot-tall residential building, though this one would only be seven stories and 44,000 square feet. The property would have 31 units, also including low-income housing. Extell will try to convert the existing office building on the parcel.

Barnett is also pursuing a controversial 1,200-foot supertall on Columbus Avenue between 66th and 67th streets, which would dwarf others in the neighborhood, including the 775-foot condo tower Extell is building across the street.

Barnett is making waves and keeping busy well outside the boundaries of the Upper West Side. This week, it emerged that he was the mezzanine debt holder of the Worldwide Plaza office building in Midtown West, which is on the path to a UCC foreclosure auction in two months.
