Extell’s Central Park Tower Inks Deal For Unit Asking $55M

Another full-floor unit has gone into contract at Central Park Tower. 

Unit 121 at Extell’s 217 West 57th Street went into contract with a last asking price of $54.9 million. A domestic buyer put down all cash for the purchase, which will likely close “in line” with the other full-floor spread sold this year, according to a source close to the deal.

That unit, on the 116th floor, had a last asking price of $52.9 million and closed for $45.9 million in April, a roughly 13 percent discount. 

Spanning over 7,000 square feet, Unit 121 features five bedrooms and five full bathrooms, sitting over 1,270 square feet in the air. A grand salon with triple exposures takes up most of the home’s east wing, while the primary suite encompasses the western wing with a formal sitting room and oversized bathroom with dual features. 

The tower’s amenities include private swimming pools, a theater and a fine dining restaurant on the 100th floor. 

An in-house team at Gary Barnett’s Extell Development led by Gabriele Tonini is heading sales alongside a team from Corcoran Sunshine Marketing Group helmed by Kane Manera, Tim Rizzo and Janet Wang. 

Compass’ Maurice Mizrahi brought the buyer. The sales team and Mizrahi declined to comment. 

The building, which was starting to become known for its steep discounts as much as its towering 1,550-foot-high frame, has strung together several deals closer to ask, after dropping prices earlier this year. 

A three-bedroom unit on the 62nd floor sold for $17.6 million in August, just 7 percent less than its last asking price from June — but over 20 percent below its original $22.6 million asking price from 2022. 

The discounts from the original offering plan have pushed the building further and further away from its once-projected $4 billion sellout. The unit on the 121st floor was originally priced at $64 million in the building’s first offering plan, marking a 14 percent fall in its asking price. 

The 178-unit building is now more than two-thirds sold, according to Marketproof. 

The Central Park Tower deal marks the second condo asking over $40 million this month at a long-selling tower. Unit 65 at 53 West 53rd Street, asking just under $47 million, inked a deal at the start of October.
