FC Dallas, Cawley Partners to Develop Office in Frisco

The Hunt Sports Group’s FC Dallas has development goals.

The pro soccer team partnered with Cawley Partners to add over 1 million square feet of office space around Toyota Stadium in Frisco. 

The project is part of an effort to transform the west side of Toyota Stadium into a mixed-use district, the Dallas Business Journal reported.

The first phase is set for completion by 2028, with the full development encompassing 1.2 million square feet of office space, a 180,000-square-foot hotel and a 200-unit multifamily high-rise. Plans also include 30,000 square feet of retail and restaurant space. Design work will be handled by San Francisco-based architecture firm Gensler. 

The partnership is part of the Hunt Sports Group’s broader vision to expand Toyota Stadium into a major sports and entertainment district. Toyota Stadium itself is undergoing a $182 million renovation, which includes upgraded amenities as well as additional seating, clubs and suites. 

Frisco City Council approved more than $25 million in economic incentives to support the development. The city also provided $182 million in sales tax revenue bonds to assist in financing the stadium upgrades.

Stadium-anchored mixed-use developments have become a significant trend in urban planning. The Frisco projects will create a year-round destination that mixes work and entertainment, Cawley CEO Bill Cawley said. 

The Dallas-based developer has a track record of office developments in the area, including several major projects completed along the Dallas North Tollway. The firm developed the three-building, 1.1 million-square-foot International Plaza campus near Addison, as well as the Tate + Toll office complex in Frisco, which consists of two 12-story buildings. 

Cawley Partners created a multifamily division in 2023. The division’s inaugural project was a two-building apartment community in Dallas’ Preston Center district, featuring 16- and 9-story structures totaling 225 units. 

Dallas’ multifamily pipeline is strong, with nearly 40,000 units completed last year and a substantial number of developments underway. About 33,00 units are set to be delivered this year, approaching New York City’s figures, according to a RentCafe analysis of Yardi Matrix data.
