Fifth Avenue Co-op Lands Manhattan’s Top Contract

A sprawling co-op across the street from the Metropolitan Museum of Art scored the top inked deal in Manhattan last week. 

The apartment at 1010 Fifth Avenue, asking just under $17 million, was the most expensive of 27 homes in the borough asking $4 million or more to find buyers between March 31 and April 6, according to Olshan Realty’s weekly report. The total was down from 45 contracts signed in the previous period. 

Unit 2ADE, which hit the market in September, spans roughly 6,000 square feet and has seven bedrooms and five bathrooms. The renovated co-op also features a chef’s kitchen and was sold with two storage units.

The seller, Christopher Clark, purchased unit Nos. 2E and 2D in 2008 for $1.4 million and $3.5 million, respectively. About four years later, Clark paid just under $1 million for Unit 2G. 

Amenities in the pre-war building include doormen and a fitness center.

Sotheby’s International’s Sheila Ellis and Patricia Wheatley had the listing. 

The second most expensive home to land a signed contract was a penthouse at DDG’s 180 East 88th Street, asking roughly $13 million. The duplex condo spans 3,800 square feet and has four bedrooms and four bathrooms.

The apartment, which hit the market in 2016 with a $15 million asking price, also features views of Central Park, an eat-in kitchen and great room with 28-foot ceilings. 

Amenities at the 47-unit building, known as the Treadwell, include a basketball court, fitness center and residents’ lounge.

Brown Harris Stevens’ Lisa Lippman had the listing. 

Of the 27 properties, 15 were condos, nine were co-ops and three were townhouses. Twelve of the condos were sold by sponsors at an average discount of 14 percent off the initial asking price and five and a half years on the market. 

The homes’ combined asking price was $188 million, for an average price of $7 million and a median of $6 million. The typical home spent nearly 1,000 days on the market and was discounted 8 percent from the original listing price.
