Former Bungalow 8 Nightclub Being Converted Into Housing

The former Bungalow 8 nightclub is set to become housing — not bungalows, though.

Rodney Sani of Oxford Assets filed plans for a 16-story, 62-unit luxury apartment project at 515 West 27th Street, Crain’s reported. The existing one-story building at the site would be demolished for the 18,000-square-foot development.

The project will include 240 square feet of ground-floor retail space, roof terraces and bike parking. The timeline for the West Chelsea project is not clear and Sani did not respond to a request for comment from Crain’s.

The permit filing was first reported by New York Yimby.

The property still needs to trade hands, though that appears to be imminent, according to Meridian Capital’s David Schechtman. The buyer is in contract to purchase the site at an asking price of $5.9 million; the deal is expected to close next month. The seller is Star Realty 515, which has owned the building for decades.

Amy Sacco launched Bungalow 8 in 2001, opening an exclusive club that catered to the rich and famous. Celebrities frequented the club, which prohibited photography, maintaining privacy and a shroud of secrecy. Sacco ultimately launched clubs in several international cities, but none survived long; the New York City location closed in 2009.

Sani’s transformation of the legendary club venue isn’t the only housing development unfolding in West Chelsea.

In the fall, Victor Sigoura’s Legion Investment Group landed a $155 million construction loan from Eldridge Real Estate Credit — the real estate investing arm of Eldridge Capital Management — for a 23-story, 83-unit condo project at 550 West 21st Street.

Sigoura, who is partnering with AVRS Partners on the project, bought the site out of bankruptcy a year and a half earlier for $87 million. Located across from Chelsea Piers and overlooking the West Side Highway, the project is pacing towards a mid-2027 completion.
