An office campus in Houston’s Westchase District is filling up, proving that not all old office buildings are obsolete.
Franklin Street Properties secured 53,000 square feet of new leases at Towers at Westchase, at 10350 and 10370 Richmond Avenue, according to a press release from Stream Realty, which handles leasing at the property.
The biggest lease was signed by an unnamed Houston construction firm, which took 23,500 square feet at Towers of Westchase II. JLL’s Bryant Lach and David Endelman represented the tenant.
In addition, International Trip Planning Services inked a deal to occupy 16,900 square feet of Towers at Westchase II. The tenant was represented by Lee & Associates’ Travis Taylor. At Towers at Westchase I, Network Funding, which was represented by JLL’s Lach, leased 12,750 square feet.
The first building of Towers at Westchase was built in 1983 and renovated in 2008 and 2017. The second tower was constructed in 2008. Both towers are 14 stories and between 310,000 and 320,000 square feet. Amenities at the campus include a gym and an on-site deli.
Wakefield, Massachusetts-based Franklin Street bought Towers at Westchase in 2012 from Granite Properties for a reported $154.8 million or $246 per square foot.
Stream Vice President Matthew Seliger said in the release that the property benefits from “flight-to-quality and westward migration trends.”
Houston’s office market has been slow to recover from the pandemic, as the flight-to-quality trend leaves a glut of older office buildings empty. At the end of the fourth quarter of 2025, vacancies were stable at 27.4 percent, according to a report from Colliers. Westchase is a bright spot in the market. In the fourth quarter of last year, the submarket accounted for 10.1 percent of leasing activity in the market overall, the report shows.
