Wilks Development’s plans for a mixed-use development in Frisco have been halted temporarily after two site plans for the project were rejected.
Frisco’s planning and zoning commission denied plans for the highly anticipated Firefly Park, a 217-acre development located at the intersection of U.S. 380 and Dallas North Tollway, the Dallas Business Journal reported.
The plans were found to be noncompliant with local zoning and engineering standards.
Wilks Development previously secured approvals for other site plans in October. The approved plans allow for 191 residential units at Stromile Way and Breezeway Boulevard and 233 residential units with retail space at Stromile Way and Fireglass Way. Those plans don’t require further review by the Frisco City Council.
“We’re not always looking for denials, but this is just some … engineering stuff that’s just being cleaned up as they work through that process,” commission member Jon Kendall said. “It doesn’t mean we are stopping or canceling projects, but rather just letting them finish getting those details done.”
Firefly Park, which has been in the works since 2015, is expected to cost between $2.5 billion and $4 billion upon completion. The finished development will feature 3 million square feet of office space, 400,000 square feet of retail, 1,200 hotel rooms, 1,970 apartments, 230 townhomes, and a 45-acre park.
Infrastructure work began last spring, with phase one scheduled for completion in 2027.
The first phase will include a 190-room Dream Hotel, office space, residential buildings, retail and dining establishments, an amphitheater, a private event chapel and a parking garage.
The full buildout is expected to take ten years, with contributions from multiple architectural and design firms. The development site is down the road from the $520 million Omni PGA Frisco Resort and PGA of America Headquarters.
Other major projects in Frisco include the expansion of Hall Park and the construction of a $550 million Universal Kids Resort.
The Dallas suburb has experienced rapid population growth, adding nearly 200,000 residents since 2000. Frisco’s population now exceeds 234,000 and is home to major organizations such as the Dallas Cowboys and PGA of America.
