Granite Properties Scores Headquarters Tenant in Plano

Granite Properties landed a headquarters lease at its Granite Park 6 office tower in Plano, Dallas-Fort Worth’s hottest suburban office market. 

Simpson Strong-Tie Company, a California-based manufacturer of construction fasteners and connectors, such as screws and nails, leased 38,400 square feet in the 19-story building at 5525 Granite Parkway and is eligible for incentives from the city of Plano, the Dallas Business Journal reported.

CBRE’s Doug Carignan, Christy Rhea, and Ryan DeAngelis represented Simpson Strong-Tie in lease negotiations, while Granite Properties’ own Robert Jimenez, Burson Holman, and Elizabeth Fortado represented the landlord. CBRE will also oversee the office buildout.

Granite Park 6 was completed in 2023, and the lease brings it to 58 percent occupied. It features amenities such as a market café, fitness studio, golf simulator and conference centers. The 422,000-square-foot building has recently attracted five companies, including a major insurance brokerage and Atlantic Aviation, totaling 126,000 square feet in new leases.

Simpson Strong-Tie’s decision to establish a second headquarters in Collin County was influenced by the area’s strong labor market and proximity to its manufacturing facility in McKinney. Its office will house key departments and function as a co-headquarters alongside its base in Pleasanton, California. The company aims to relocate 55 office employees by the fourth quarter and plans to expand its local workforce to 300 employees over the next decade.

The Plano City Council is set to vote today on an $800,000 economic development incentives agreement supporting the company’s move. The proposed deal requires the company to occupy at least 38,130 square feet, employ 50 local workers, and complete $5.3 million in renovations by December 1.

Plano’s youthful office market is benefiting from the flight-to-quality trend of employers exiting older office buildings for amenity-filled new construction or renovated spaces.

Recent leasing deals include Sally Beauty’s headquarters relocation to 140,000 square feet at 7900 Windrose Avenue in Plano’s Legacy West.
