Another domino in the revitalization of downtown Dallas is soon to tumble.
The Greyhound station downtown will close in late September, setting a firm timeline for Ray Washburne to begin redeveloping the high-profile site, the Dallas Business Journal reported.
Flix North America, which owns Greyhound, will open its new terminal along Harry Hines Boulevard near DART’s Bachman Station by the end of September. Until then, operations will continue uninterrupted at 205 South Lamar Street in downtown.
That timeline clears the way for Washburne, who bought the 80-year-old station in October, to take over the site by early fall. The prominent downtown investor hasn’t publicly detailed his plans for the property but has previously expressed interest in “reinvigorating” the surrounding area. The terminal spans about 26,000 square feet and is appraised for tax purposes at $2.8 million, or $108 per square foot.
Located near Dallas City Hall and the Kay Bailey Hutchison Convention Center, the site is a key redevelopment opportunity in the city’s effort to revitalize its urban core.
The Greyhound move comes amid rising scrutiny of downtown vacancies and long-term efforts to draw more residential and mixed-use development into the area. City leaders have recently fast-tracked projects like Newpark Dallas, Hoque Global’s planned multibillion-dollar district that aims to transform an area between City Hall and the Dallas Farmers Market with housing, offices and retail.
Greyhound’s relocation also fits into a broader strategy to integrate long-distance bus travel with public transit. Its new location near DART’s Green and Orange Line trains will connect passengers to suburban hubs like Farmers Branch, Richardson and Plano, while offering better vehicle access via Interstate 35 and Northwest Highway.
Washburne, whose holdings include the nearby Statler Hotel and a stake in Highland Park Village, has not announced a construction start date or concept. The September move-out provides his first opportunity to take physical control of the property since acquiring it.
