Hines is aiming to carve out a residential hub in the Houston metro’s southeast fringe, with a master-planned project that could bring over 2,600 homes to League City.
The city’s Planning and Zoning Commission last week unanimously recommended rezoning 1,776 acres for a long-planned development that would yield 2,637 single-family homes, two school sites, a fire station, a 32-acre park and a mixed-use commercial core, the Houston Business Journal reported.Â
The proposal conforms with League City’s recently adopted 4,000-acre west side master plan, a framework for sustainable growth tied to the future Grand Parkway expansion.
The plan was originally greenlit for development way back in 2006 but has since been updated to meet newer city codes. Hines would lead development of both the northern and southern sections, comprising more than 1,500 acres and about 2,600 lots, while the 245-acre central portion is slated for higher-density apartments, offices and retail.
City documents show Hines’ plan includes detention ponds with dual use for drainage and recreation, plus reserved land for schools within Clear Creek and Santa Fe school districts. Each district would have five years to acquire the land before it could revert to private use. A 4-acre fire station near Muldoon Parkway is also planned.
Hines has not commented publicly, but the push comes on the heels of its recent 3,000-acre acquisition near Fulshear, marking a continued focus on scale in suburban Houston. The League City site sits just west of Hobbs Road and east of McFarland Road, between League City Parkway and FM 517.
A public hearing and first reading of the rezoning ordinance are scheduled for July 22. If approved, the development would add significant momentum to League City’s suburban expansion and give Hines a fresh foothold in the growing corridor between Houston and Galveston.
