A French manor-style estate in Hunters Creek Village topped Houston’s home sales for the week of Feb. 8, changing hands for more than $10 million.
The 9,766-square-foot mansion at 412 Timberwilde Lane was the priciest home sold in the region during the period, according to the Houston Association of Realtors. The property was listed for $12.2 million and sold for a figure north of $10 million, though HAR does not disclose final prices, according to the Houston Business Journal. That means the home sold for at least $1,024 per square foot.
Set on more than 2 acres, the red-brick home channels a country French aesthetic, with a steeply pitched roof, curved eaves and manicured gardens complete with a pool and private tennis court. Inside, the four- to five-bedroom mansion includes five full bathrooms, a half-bath and a three-car garage, according to the listing.
The interior has a grand foyer that opens to a paneled library with a cross-beam ceiling and a formal dining room anchored by a fireplace. The living room features oak floors, high ceilings and a crystal chandelier. An elevator leads to a primary suite outfitted with dual bathrooms, a sitting room and ornate finishes, including brass and porcelain plumbing fixtures. Upstairs, a family room sports a medieval-themed mural and built-in play castle, while the third floor is configured for entertaining with a game room and wet bar.
Stephen Warrell of Martha Turner Sotheby’s International Realty had the listing.
The Timberwilde sale ranks among the most expensive Houston-area closings so far this year. In January, a newly constructed estate in River Oaks that was listed for $13 million also sold for at least $10 million, according to HAR data.
The eight-figure trades stand in contrast to a broader Houston market that has cooled. Between Feb. 10 and Feb. 16, new listings on the Multiple Listing Service dipped 1 percent, year-over-year, to 3,344. Pending sales fell 8.6 percent to 1,903, while closings slipped 0.5 percent to 1,188.
In January, single-family sales across the Houston metro totaled 4,999, down 1 percent from a year earlier and the slowest January since 2023. The median price edged down 0.9 percent to $322,045, though the average price rose 2.8 percent to $416,722, buoyed by luxury activity. Sales of homes priced above $1 million jumped 15.5 percent, year-over-year, even as midmarket activity softened.— Eric Weilbacher
