IBM is fast-tracking its Austin office relocation.Â
The tech stalwart said it will move into its space at Domain 12, a 320,000-square-foot office tower owned by Cousins Properties, next year — about a year earlier than previously expected, the Austin Business Journal reported.Â
The firm said its investment in the facility would build on the partner and client ecosystem it has established in Austin for more than 55 years.Â
The accelerated timeline marks a shift from what Brandywine Realty Trust CEO Jerry Sweeney outlined just weeks earlier.Â
On an Oct. 23 earnings call, Sweeney told analysts IBM would vacate its offices at Uptown ATX in 2027. Instead, IBM now plans to occupy the full Domain 12 building at 11800 Alterra Parkway by next summer, according to recent filings. Domain 12 stands 17 stories and was delivered in 2020.
IBM took over the tower last year after assuming Meta’s full-building lease.Â
The building’s tenant improvement work — estimated at $40 million — is set to begin Nov. 10 and wrap by July 1, 2026, according to a filing with the Texas Department of Licensing and Regulation. The renovation will modernize all 320,000 square feet of space, though those details are preliminary.
IBM’s move caps a long search for a new Austin home that began in 2022. The company initially pre-leased a 320,000-square-foot office from Houston-based Hines in a to-be-built Domain project, but that deal fell through when the development failed to advance. Hines later secured rezoning for the site to pursue a mixed-use plan instead.
IBM’s shift to Domain 12 underscores its commitment to Austin as a key U.S. hub, even as the company trims office space in other markets. The new digs position IBM closer to major enterprise tenants and the city’s tech corridor, where companies like Amazon, Indeed and Vrbo have anchored expansions in recent years.
IBM still holds a 490,000-square-foot lease at 11400 Burnet Road, a Stonelake Capital Partners property also within The Domain, giving it one of the largest corporate presences in the district.Â
