Invitation Homes Buys ResiBuilt for $89M

Invitation Homes is pushing further into ground-up construction, shelling out $89 million to buy Atlanta-based homebuilder and developer ResiBuilt. It’s a move that deepens the wager of one of the largest owners of single-family rental homes in the country on build-to-rent housing.

The Dallas-based firm said Friday that it closed on the acquisition two days earlier, according to a press release. The deal includes up to $7.5 million in potential incentive-based payments, along with 23 active building contracts and a broader pipeline of potential projects not yet under contract, the Dallas Business Journal reported. ResiBuilt’s parent, Resicap, will remain independent.

Founded in 2018, ResiBuilt has developed more than 4,200 homes across the Carolinas, Georgia and Florida, operating in the fast-growing Sun Belt markets that have become core territory for institutional rental firms. While no land was transferred as part of the deal, Invitation Homes secured the option to purchase 1,500 lots.

Invitation Homes’ acquisition of ResiBuilt is less about adding units overnight and more about tightening control over its development pipeline. CEO and President Dallas Tanner framed the deal as a strategic expansion of the company’s core mission, calling it a step toward addressing housing affordability by adding supply in high-demand markets. 

The move fits neatly with Invitation Homes’ evolution from a post-foreclosure buying machine into a more vertically integrated housing firm. Founded in 2012, the firm now owns and operates more than 110,000 single-family rental homes across 16 markets, making it one of the largest institutional landlords in the country. The company reported $2.6 billion in revenue in 2024 and carries a market capitalization north of $16.8 billion, according to the outlet. 

Build-to-rent has become a central growth lever for large landlords, as resale inventory tightens and competition for existing homes intensifies. According to the release, by bringing ResiBuilt in-house, Invitation Homes gains a team with regional development experience.

The deal also comes as Invitation Homes continues to transform its office environment. According to the outlet, the firm relocated its headquarters last year to the Two Lincoln Center building at 5420 LBJ Freeway in North Dallas, leaving downtown’s Comerica Bank Tower in a move aimed at accommodating headcount growth and a hybrid work model.
