Jackson Heights Bowling Alley May Give Way to 276-Unit Dev

Lucky Strike may not be spared from a local developer’s desire to build housing in Jackson Heights.

Forest Hills-based Cord Meyer Development and the Variety Boys and Girls Club of Queens filed an application for a 276-unit project at 69-10 34th Avenue, Crain’s reported. The applicants are looking to rezone the site and knock down a one-story bowling alley for a 13-story mixed-use project.

The proposed development would span 214,000 square feet, including a 25,000-square-foot community facility to be owned and operated by Variety. There would also be an 8,700-square-foot retail space, in addition to the hundreds of apartments proposed. Roughly 25 percent of the units would be set aside for affordable housing.

Cord Meyer purchased the site two years ago for $9.5 million. The 36,000-square-foot lot is zoned for residential use — despite its recent history as a bowling alley — but needs to be rezoned to allow for a larger density of units.

The one-story building on the site today was constructed in 1959. AMF 34th Avenue Lanes occupied the space until 2017, when the property was rebranded as a Bowlero. Just two months ago, Lucky Strike — which did not comment — took over the alley.

The developer and Variety did not respond to the outlet’s request for comment on the application.

Cord Meyer’s portfolio of properties spans Queens. Properties include the Bay Terrace Shopping Center, a nine-story office building in Forest Hills and a shopping center in Woodside.

At one point, Cord Meyer planned a 300,000-square-foot mixed-use development at 80 South Street in Manhattan, near the South Street Seaport. It ultimately sold the proposal and site to the Howard Hughes Corporation.

Algin Management in October sold three multifamily properties in Jackson Heights for $46.5 million, or about $107,000 per unit. The buyer was Benedict Realty Group, a real estate investment and property management firm based in Great Neck.
