Jerry Jones’ Blue Star Land Plans Mixed-Use at Star in Frisco

Dallas Cowboys owner Jerry Jones’ real estate firm is moving forward on another mixed-use development at The Star in Frisco. 

Blue Star Land’s preliminary plans to redevelop surface parking lots adjacent to the Cowboys’ headquarters were approved by the Frisco Planning and Zoning Commission this week, the Dallas Business Journal reported. The 11.9-acre site is at the northwest corner of Dallas and Warren parkways; the address wasn’t specified. The commission had disapproved the plans last month over engineering compliance issues.

The plans call for 158 multifamily units, a hotel, two office buildings and two parking garages, but further details weren’t disclosed. It is called the “Frisco Multi-Event Center Addition” in public filings.

The Star, which opened in 2016, has become a major economic hub in Frisco, hosting over 1,000 events in 2023. Its success has bolstered other large-scale developments in the city, including billion-dollar projects like Firefly Park, Frisco Railhead, The Mix and Fields, home to the PGA of America Headquarters and the $520 million Omni PGA Frisco Resort.

The city is experiencing rapid population growth, with over 18,000 new residents from 2020 to 2023, and other significant developments include a Universal Kids Theme Park.

Major transactions in the Dallas suburb recently include Toyota’s 242,000-square-foot full-building lease at 4401 Cirrus Way, a timber-frame structure developed by Crow Holdings.

Blue Star Land has a couple of other megadevelopments in progress. It is adding $19 million in retail development to the Gates at Prosper, an 800,000-square-foot retail and residential hub it developed in partnership with Lincoln Property Company.The Star in Frisco and the Gates at Prosper are north of Dallas, but the firm also has ambitions south of the city. It is developing an industrial center on 120-acres it owns in Waxahachie, with future plans for residential and retail components.
