Johnson Land Ventures is advancing site preparations for a residential development that will deliver nearly 700 homes north of Houston.
The company, a subsidiary of Houston-based Johnson Development Corporation, has begun lot preparation for the 385-acre community, the Houston Chronicle reported.Â
The project, about 60 miles from Houston in Montgomery County, will feature homes on 60-foot, 70-foot and 80-foot lots. The first phase of construction will include 286 homes, with full build-out reaching 682 residences.Â
The firm acquired 200 acres from Redbird Development in November and plans to add another 185 acres in the next year and a half. The project was previously named Redbird Meadow before being rebranded as Briarley.
The company has focused on integrating the site’s natural topography into the development, said Michael Cox, president of Johnson Land Ventures. Homes are expected to range from the $400,000s to the $700,000s, with sales scheduled to begin soon. The first residents are anticipated to move in by late 2025.
Perry Homes, Chesmar Homes, Highland Homes, David Weekley Homes and J. Patrick Homes will build the first phase of residences.Â
Demand is strong for large residential developments in the Houston metro, with 12 of the top 50 selling master-planned communities in the country last year, according to RCLCO Real Estate Consulting.Â
Residential construction is booming. Contracts awarded increased 32 percent in the first seven months of last year. That translated to roughly $9.6 billion in contracts during the period.
Houston’s rental market is also thriving, with a 5 percent year-over-year increase in single-family leases and a rise in average rents to $2,260, according to the Houston Association of Realtors.Â
