Kaizen Unveils $650M Uptown Dallas Gateway Towers

The team planning to build on one of Uptown Dallas’ most prominent development sites is finally peeling back the curtain.

Kaizen Development Partners detailed its $650 million-plus Chalk Hill project this week, a two-tower mixed-use design planned for 3130 North Harwood Street near the Katy Trail — a site CEO Derrick Evers calls the “gateway into Uptown,” the Dallas Morning News reported. 

The development will include a 22-story office building with 400,000 square feet, and a 29-story hotel and condo tower with 214 luxury keys and 60 for-sale units. Retail and food-and-beverage concepts will span both architecturally distinct buildings.

“The last luxury hotel office combination [like this] was The Crescent, and we’re getting a chance to contribute to the neighborhood,” Evers said, referencing the landmark mixed-use complex that has long defined high-end Uptown office and hospitality.

Demolition of the former KERA public broadcasting facility began last June after the broadcaster agreed in 2023 to sell roughly 2.5 acres of its 4-acre campus to Kaizen. KERA will build a new headquarters adjacent to the towers and is slated to break ground March 3.

Next up for Kaizen: three levels of below-grade excavation for an underground parking garage, potentially beginning this fall. Completion is targeted for late 2028. At full buildout, Evers estimates the project’s value at “well over” $650 million.

A brand-name hospitality partner has signed on for the hotel and condo component, Evers told the outlet, declining to identify the company, but noting it will be new to Dallas. Douglas Elliman’s development marketing arm will handle condo sales, with reservations opening in the coming weeks. Pricing will range from about $1.5 million for one-bedroom units to roughly $20 million for the penthouse.

On the office side, leases are signed or in negotiations for about half the space, though tenants remain under wraps. JLL is leading leasing efforts.

BOKA Powell is the architect of record, New York-based bonetti/kozerski architecture DPC is handling interiors, SWA and SCDA are overseeing landscape design and London-based Balfour Beatty is serving as general contractor, according to the publication. 

The hotel and residential tower will focus on wellness, with a full-service spa, hydrotherapy features, a pool deck and a signature restaurant, Evers told the outlet. The office building will offer a fitness center, green roof space and hospitality-style lounges.

Chalk Hill adds to Kaizen’s growing Dallas portfolio, including the 25-story Link at Uptown and its partnership in the $1 billion Field Street District downtown.
