Last week likely smelled like money for Le Labo co-founder Fabrice Penot.
Penot, who co-founded the swank fragrance company in 2006, scored the top contract in Brooklyn last week with his Clinton Hill townhouse asking $6.75 million, or $1,754 per square foot.
Penot bought the home for $2.5 million in 2013. He later rented it out for a number of years, according to StreetEasy. Most recently, it was rented for $19,000 per month in 2024.
The home appeared to be listed off-market. The agents on the rental listing, Compass’ Zsuzsanna Bircsak and Bryce Kristall of the Jane Advisory Team, did not respond to a request for comment.
The nearly 3,900-square-foot home at 121 Saint James Place comes with five bedrooms and four bathrooms.
In a 2016 interview with the New York Times, Penot said his favorite room was the gut-renovated loftlike first-floor, with its ceiling heights of up to 22 feet.
The renovated home spans 20 feet wide and 45 feet deep, and comes with an 800-square-foot garden apartment that opens back into the 1,500-square-foot landscaped backyard.
The second priciest contract last week belonged to a Park Slope townhouse asking $6.25 million, or $1,389 per square foot.
The 4,500-square-foot brownstone at 545 3rd Street is in “mint condition,” according to the StreetEasy listing. The sellers completed a multi-year renovation to combine the home’s 19th-century details with modern upgrades.
The townhouse has four beds and three full baths and sits one block from Prospect Park. The renovation restored original cabinetry, floors, stained glass windows and woodwork throughout.
Compass’ Cassie Glover and Rachel Glazer had the listing.
It was a strong week for the Brooklyn luxury market despite rising mortgage rates and an uncertain economic outlook.
The borough saw 26 contracts — 10 condos, two co-ops and 12 houses — between April 14 and April 20. The total contract volume was over $92 million on homes asking at least $2 million, according to Compass’ weekly contracts report.
During the same week last year, the market saw 26 contracts signed for $89.3 million.
Homes put into contract last week had a median asking price of over $3.75 million, an average price per square foot of $1,470 and spent an average of 97 days on the market.
