A luxury rental tower is set to rise near one of Dallas’ most exclusive neighborhoods.
M&A Development is planning a 275-unit residential tower near Highland Park, in the Oak Lawn neighborhood, the Dallas Morning News reported.
The 28-story project, planned for 4211 Newton Avenue, will rise on the site of the Chimney Six Condominiums, a 33-unit property the developer has under contract. The 400,000-square-foot tower will include four levels of below-grade parking, a pool and a second-floor amenity deck.
Designed by GFF and landscape architect Studio Outside, the project aims to blend density with walkability. Plans call for about 9,000 square feet of open space with water features and noise-buffering landscaping.
The project will need a zoning change to proceed. Current zoning allows for a maximum building height of 36 feet, but M&A is seeking approval for up to 325 feet. The project also still needs neighborhood buy-in before heading to the Oak Lawn Committee, and developers estimate it could take up to two years before construction starts.
The tower would occupy less than 40 percent of the site, balancing vertical density with public-facing green space, M&A president and CEO Scott Theeringer said.
The project joins a wave of high-rise apartment developments in the area, including the Halperin family’s proposal to transform a strip mall at 2615 Oak Lawn Avenue into a 310-unit apartment building.
Alamo Manhattan is planning a pair of apartment buildings, rising 15 and 24 stories and totaling 400 units nearby, at the corner of Lemmon Avenue and Carlisle Street.
Other multifamily projects underway in the area include the Knox Hotel and Residences, which MSD Partners and Trammell Crow Company have under construction on the edge of Highland Park. It includes an Auberge hotel, and Raising Cane’s founder Todd Graves purchased a penthouse there last year.
