Midway to Expand Post Oak Office Campus in Houston

Another Houston office campus is shedding its 9-to-5 skin.

Local developer Midway started work on a major expansion of its Central Park Post Oak campus in Houston’s Uptown district, the Houston Business Journal reported. The developer plans to convert the high-rise office hub into a more walkable, mixed-use destination with over 150,000 square feet of retail and restaurant space

Two buildings are being added to the 17-acre campus near Post Oak Boulevard and Ambassador Way, already home to three office towers spanning 1.2 million square feet and about 90,000 square feet of retail.

The expansion will add a central green, more street-level parking and pedestrian-focused landscaping, part of a broader effort to capitalize on Post Oak’s recent pedestrian-friendly revamp. Landscape plans include relocating two large live oaks to preserve them in the redevelopment.

The project’s first confirmed tenant is The Henry, a full-service restaurant from Phoenix-based Fox Restaurant Concepts. The Henry will take 7,000 square feet with a large patio opening onto the green space. It is expected to open in fall 2026 and be the brand’s second Houston location.

Office space in the complex is also leasing up. Texas Dow Employees Credit Union leased over 100,000 square feet at One Central Park Post Oak late last year, and Spanish banking giant BBVA has also committed to space on the campus

The property, developed by Hines in the late 1970s as Post Oak Central, was rebranded and acquired by Parkway in 2023 as part of a short-lived joint venture with Midway. That partnership has since dissolved, but Midway retained control of the Central Park Post Oak redevelopment.

Major transactions in the area recently include Braun Enterprises’ acquisition of the 426,000-square-foot Lakes on Post Oak office complex at 3040 Post Oak Boulevard in April. It was 82 percent leased at the time of sale.
