Modern Townhouses Top Brooklyn Luxury Contracts

It was a good week in Brooklyn for sleekly designed townhouses from the early 2010s. 

Both of the borough’s top contracts signed last week fit that description and were among the 18 contracts — four houses and 14 condos — signed last week asking at least $2 million, according to Compass’ weekly report. The total was down from 26 in the previous period and chilled from a busy period that kicked off March for the market. 

The priciest contract last week went to 17 Willow Place in Brooklyn Heights, asking $10 million, or $2,173 per square foot.

The 4,600-square-foot home was designed by Robert Kahn and completed in 2012 with east-west exposures that include a two-story window that looks out onto a private garden. The 25-foot-wide home has four bedrooms and three bathrooms. 

Only the facade and sidewalls remain from the 19th-century stable that used to occupy the 100-foot lot, and a curved staircase connects the three floors. The double-height living room has a wood-burning fireplace, while the primary bedroom has a gas fireplace. 

Brown Harris Stevens’ Joan Goldberg had the listing. 

The second most expensive contract last week went to 218 North Fifth Street in Williamsburg, which asked $7.25 million or $1,588 per square foot. It was originally listed for almost $8 million last June before landing at its current asking price in August. 

Spanning over 4,500 square feet, it is the largest home ever sold in North Williamsburg, according to Compass Todd Lewin, who along with Michael Rubin of the Lewis and Rubin Team, had the listing. 

The newly built corner-lot home was completed in 2013 by the current owners and put on the market for the first time last summer. 

The four-bedroom, three-bathroom home has space for four cars across two garages, four bedrooms and four outdoor spaces totaling 1,530 square feet. It also features a wood-burning fireplace, and polished concrete and white oak flooring. 

The total contract volume last week was almost $70 million, with a median asking price of $3.1 million and an average price per square foot of $1,640. During the same week last year, the total contract volume was $56.5 million with a median asking price of $2.75 million and an average price per square foot of $1,366.
