There were 203 deals recorded, totaling about $528 million, in New York City on Monday, July 7.

🏆 Residential: The top residential sale recorded was for a co-op owned by the estate of philanthropist Joyce Linde, who died last year. Linde was the wife of Boston Properties co-founder Edward Linde. The unit that sold, at 1010 Fifth Avenue in the Upper East Side, went to John and Stacy Reynolds, who paid $10.3 million for it. The Metropolitan Museum of Art-facing unit measures 3,200 square feet, pricing the deal at more than $3,200 per square foot. The Modlin Group’s Maggie Gold Seelig and Adam Modlin had the listing, which went live in October for just under $11.5 million.

🏆 Commercial: The top commercial real estate deal recorded in New York City was for the Power Authority of the State of New York’s acquisition of a 15.7-acre parcel along 20th Avenue in Astoria for $206 million. The seller was Houston-based BP, who bought the site in 2023 for about $215 million. The Power Authority approved the purchase of the nearly 16-acre site, which is near other Power Authority-owned assets and zoned for utility infrastructure use, in March.

📊 Commercial: In Lincoln Square, David Bistricer’s Clipper Equity’s of a rent-stabilized apartment building for $45.5 million hit record books. The company bought the 83-unit property at 10 West 65th Street in 2017 for $79 million from Touro College. That deal also came with 53,000 square feet of air rights. The new owner is a company tied to Janusz Sendowski, trustee of The Pamela Sendowski Irrevocable Trust. Meridian’s Lipa Lieberman and David Schechtman represented both parties in the transaction.

📊 Commercial: Lady of America, a fitness franchise, scooped up five commercial units at 55 East 59th Street, known as Delmonico Plaza, in Lenox Hill for $17.6 million. The seller was MS Realty, which appears to be linked to California-based M.S. Aerospace, a manufacturer of aerospace fasteners. MS Realty bought two of the units in 2014 for about $28 million and the other three in 2016 for $13.9 million. Delmonico Plaza stands 24 stories tall and has about 54,000 square feet of office space.

📊 Residential: A sponsor unit at The Belnord at 225 West 86th Street on the Upper West Side traded hands for $9.9 million. The buyers were Michael Scott Kramer and Chuei Jung Chou. The unit’s asking price was $10.7 million. It spans just under 4,000 square feet and has five bedrooms. Douglas Elliman’s Maya Kadouri had the listing. Westbrook Partners took over control of the development, which it had been converting from a rental building into a condominium with HFZ Capital, in 2021.

📊 Residential: In Sheepshead Bay, Alex Segoura traded a duplex at 2229 Ocean Parkway for $6.2 million. The buyer was a company tied to Salomon Chami. The property dates to 1935 and stands two stories tall.

📊 Residential: Mark and Robyn Tsesarsky parted with a condo at The Belnord at 225 West 86th Street on the Upper West Side for $5.7 million. Mark Tsesarsky is the vice chairman of fixed income and commodities at Millennium Management. They bought the unit in 2019 for about $4.8 million. The new owner is a company linked to Caroline Lebwohl.
