There were 180 deals recorded, totaling about $409 million, in New York City on Thursday, July 10.

🏆Residential: The top residential sale recorded in New York was for a sponsor unit at Central Park Tower at 217 West 57th Street along Billionaires’ Row. ROI, LLC paid just over $15 million for the 90th-floor unit at Extell Development Company’s luxury residential tower. The unit spans over 3,000 square feet, pricing the deal at about $5,000 per square foot. Corcoran’s Tim Rizzo, Gabriele Tonini, Janet Wang and Kane Manera had the listing. When the unit first went live in 2019, Extell hoped to get $18.8 million for it.

🏆Commercial: The priciest commercial sale recorded in New York was in the Bronx. The Neighborhood Renewal Housing Development Fund Corp. traded five apartment buildings along University and Walton Avenues for $32.3 million. The new owner of the properties is MBD West Apartments Housing Development Fund Co. 

📊Residential: Eric Feuerstein, a real estate attorney, and Rebecca Raphael, a nonfiction book ghostwriter, sold a co-op at 925 Park Avenue on the Upper West Side to Michael and Ramsey Lyons, who paid $11 million for the unit. Michael Lyons is the CEO of Fiserv and Ramsey Lyons is an interior designer. The residence last traded in 2016 for $8.3 million. The transaction appears to have been off-market.

📊Residential: Zhecun Huang, Jie Xu and Xiaojie Xu parted with a condo at The Aldyn at 60 Riverside Boulevard in Lincoln Square. Skyvista Properties LLC paid $6.5 million for the residence, which last sold for $7.5 million in 2017. The four-bedroom unit spans just under 3,000 square feet and went on the market in January 2024 for $7.2 million. Compass’ Boris Fabrikant and Collin Bond had the listing.

📊Commerical: Venta Industries LLC sold a two-story industrial building at 32-20th 38th Avenue in Long Island City for $15.5 million. The company is tied to Jay Kestenbaum, who, via a different entity, recently sold a three-story industrial building at 38-18 33rd Street for $18.5 million. The buyers in both deals were companies tied to Steven Hurwitz.

📊 Commercial: Premium Health dropped $12 million on a commercial condo at 1212 Seagirt Boulevard, an office development in Far Rockaway. The unit spans about 16,700 square feet across two floors, pricing the deal at about $719 per square foot. Mark Caller’s The Marcal Group is the building’s sponsor.

By the Numbers: Sizing Up Skyrocketing Home Insurance Rates 

In 2023 and 2024, the United States experienced the most natural disasters that led to damages of at least $1 billion. 

So it’s no surprise that home insurance companies over the past few years have increased their rates for homeowners, a new report found, particularly in 2023 and 2024.

Over the past six years, countrywide home insurance rates climbed 40.4 percent, according to LendingTree’s 2025 State of Home Insurance Report.

In New York, home insurance rates grew 21.7 percent during this time period, among the lowest increases in the country. The annual change for the state was also low in 2024, coming in at 3.8 percent — the third-lowest in the country.

The average annual home insurance cost in New York is $1,897, which is 32.3 percent lower than the U.S. average. It ranks 37th in the country, with Oklahoma coming in at No. 1 with the highest yearly cost.
