🏆Residential: The top residential sale recorded was for a co-op in Carnegie Hill. Lawrence and Ann Smith paid $12 million for Perry and Donna Golkin’s unit at 14 East 90th Street. It appears to have been an off-market deal. Perry Golkin is a private equity investor and Donna Golkin is co-chair of Achilles International, a nonprofit that seeks to break down barriers in athletics for those with disabilities. The pre-war co-op is near Central Park and the Guggenheim Museum.
🏆Commercial: Brooklyn recorded the top commercial deal in New York. A nearly 7,000-square-foot retail-and-multifamily property at 544-546 Union Street and an adjacent retail property at 548-550 Union Street traded hands for $9 million. The three-story mixed-use building previously sold for $600,000 two decades ago. The retail property sold for $4 million — its last sale price — last year. The parties in the transactions were holding companies named after the buildings’ addresses.
📊Residential: Anatoly Preygel, co-founder of a data analytics firm for the industrials industry, and Na Sun purchased a sponsor unit at Related’s The Cortland at 555 West 22nd Street in Chelsea for just under $10 million; the original asking price was about $10.7 million. The four-bedroom, four-and-a-half bath unit measures more than 3,000 square feet, pricing the deal at about $3,300 per square foot. Core’s Shaun Osher is leading sales at the new development.
📊Residential: In Tribeca, Peter Weinberg dropped nearly $7.9 million on a four-bedroom sponsor co-op at Related’s 450 Washington Street. The deal works out to roughly $3,200 per square foot. The unit had been on the market since 2022, when it was listed with Corcoran for just under $8.5 million.
📊Residential: A penthouse at 21 Astor Place in Noho changed hands for just under $7.9 million. The seller was AN.DV., LLC, who paid $4.3 million for the pad in 2005. The buyer was The Trink Trust, with Daniel Miller as trustee. The three-bedroom penthouse has about 2,400 square feet of interior space and 1,900 square feet of exterior space. Last year, it went up for sale for $8.7 million. Sotheby’s International Realty’s Karen Heyman, Keith Heyman, Alan Heyman, Casey Heyman and Michael Cupolo had the listing.
📊Residential: A renovated duplex at The Olcott, a pre-war condominium building near Central Park, at 27 West 72nd Street on the Upper West Side, sold for $6.4 million. The sellers were Stellar Management and IGI USA. The buyer was Rosmerta LLC, tied to Regina Fechter. The unit went on the market for a hair under $7.5 million. Douglas Elliman’s Iris Simens had the listing.

June saw about 29 percent more homes on the market compared to the year before, according to data from Realtor.com. It was the 20th straight month of growth of active listings, or those not marked as “pending.”
Across the country, the total number of active listings hit about 1.1 million in June. This figure is still about 13 percent below pre-pandemic levels, but June was the second month in a row where active listings tipped over the 1 million mark.
The New York metro area experienced the third-lowest growth in its active listings, with just under 10 percent. New York also had the second-highest increase in new listings, which rose by about 18.3 percent year over year.
