Construction kicked off on a $250 million mixed-use development that’s set to reshape far north Fort Worth’s booming Bonds Ranch corridor.
Direct Retail Partners’ Copper Ranch, a 40-acre project at 311 East Bonds Ranch Road, will combine retail, multifamily and educational uses in an area that’s seen a surge of rooftops, the Dallas Business Journal reported.
The developer secured a half-dozen national retailers as tenants, including Chick-fil-A, Chipotle, 7-Eleven, WingStop, Panda Express, Great Clips, HTeaO and Mavis, the outlet said.
Dallas-based Trammell Crow Residential is building 550 apartment units. An early childhood learning center for the Northwest Independent School District is also planned.
The developer expects the first retail openings next summer, with apartments coming online in 2027. Direct Retail Partners estimated the development could generate $35 million to $40 million in annual retail sales once stabilized.
The firm is also funding construction of the northern half of Bonds Ranch Road to ease congestion, while the city is weighing a $200 million road improvement plan for the corridor.
Copper Ranch joins a wave of large-scale projects transforming the area.
Just east of the site, Dallas-based Weitzman recently opened the 173,000-square-foot Bonds Ranch Marketplace, anchored by a 128,000-square-foot Kroger Marketplace and home to retailers including Starbucks, Whataburger and Chase Bank.
Farther north, Mehrdad Moayedi’s Centurion Development is behind the Rio Claro master‑planned community, set to bring 1,800 homes to the Eagle Mountain Lake area. Centurion is also developing Alpha Ranch, set to bring as many as 4,000 home sites to the same area.
Developers say retail growth is chasing rooftops. Within three miles of Bonds Ranch Marketplace, Weitzman estimates a population topping 71,000 with average household incomes near $148,000.
